How fast can you make an offer?

Most offers are made within 48 hours after receiving your property details.

What if there are back taxes or liens?

You can still sell your land. Back taxes or liens don’t automatically stop a sale; they just need to be addressed during the process. You won’t be left dealing with it on your own. The title company addresses those matters and informs you of the amounts owed, which are then deducted from the sale proceeds.

I inherited this land and don't want the liability. Can I sell it now?

Absolutely, as long as the title to the property has been transferred to you through one of several ways. Even if the process is still pending, we can get things moving on our end to make things as smooth as possible. Property usually is inherited through a will or trust and this is a straight forward process. Sometimes there is a Joint Tenancy Deed or Right of Survivorship. If things weren't setup properly, then you may need to go through Probate which is more complex and lengthy. In some cases, spouses hold property separately and the surviving spouse is not on title. This isn't the end of the world, you can still usually get title transferred with some extra paperwork and filing with the court.

Are there any fees or commissions?

No. We cover all closing costs and there are no commissions or hidden fees.

What if I live out of state?

No problem — we regularly work with out‑of‑state owners. Everything can be handled remotely.

Do I have to clean or prepare the property?

Not at all. We buy land as‑is. No cleanup or improvements needed. If there is cleanup needed, we'll take care of it - however, understand that we may need to discount the property price for the cost of cleanup.

How do I know what my land is worth?

Land value can feel mysterious because it doesn’t always follow the same rules as home values. At the core it is generally a simple rule of supply and demand. Other factors come into play, such as topography, soil condition and vegetation, flood zones, environmental conditions, and a few other things. Ultimately, comparable sales in your area are the gold standard. If you’re unsure, you’re in good company — most sellers are. We’ll help you understand how we come up with a figure so that you can make an informed decision.
